What we can examine
- Current and historical land use, maps, aerial photographs and authority records

- Site operations, visible pathways and property conditions observed during the inspection
- Drone-supported observation of property context and difficult-to-access roofs where permission, weather, safety and flight rules allow

Scope boundaries
A standard Phase I assessment is non-intrusive. Sampling, engineering review, valuation, legal opinion or destructive opening-up is only included when separately agreed. Drone observations support the site inspection but do not replace a specialist structural or roof-condition survey.
