Hazardous building materials

Evidence to help an owner, buyer or project team understand where asbestos, PCB or other potentially hazardous building materials may affect occupation, maintenance, refurbishment or demolition.

Discuss this service

When this service is useful

  • Pre-acquisition or asset-management screening
  • Refurbishment, maintenance or demolition planning
  • Portfolio-wide survey programmes
  • Follow-up where records or earlier surveys are incomplete

What we can examine

  • Available drawings, building age, alteration history and earlier surveys
  • Accessible internal and external materials relevant to the agreed survey type
  • Representative samples selected from visually consistent material groups
  • Areas that could not be accessed and materials that remain untested
  • Management implications and the need for further intrusive work before disturbance

How the assignment develops

01

Set the survey purpose

The planned decision determines whether the work is screening, management-oriented or intrusive.

02

Plan access

Occupied areas, roofs, services and restricted spaces are considered before the visit.

03

Inspect and sample

Accessible materials are assessed and representative samples are taken safely.

04

Interpret and report

Confirmed results, visually similar untested materials and inaccessible areas are kept distinct.

Scope boundaries

No survey can confirm materials hidden behind closed constructions unless intrusive access is expressly included and safe. Sampling locations and limitations are recorded so the report is not read as broader than the work performed.

Not sure where to begin?

Send the address, planned use and decision date.

We can review the starting point and suggest a proportionate first step without turning a focused question into an unnecessarily large investigation.
